Welcome, new property owners!
Welcome to Belleau Lake! As a completely private community with no public access, the Belleau Lake Property Owners Association (BLPOA) takes pride in maintaining our shared amenities, including the dam, beaches, boat launch, roads, and over 100 acres of beautiful wooded recreation land.

To keep our neighborhood safe and accessible year-round, we manage winter snow plowing and ice treatment. We also oversee regular water quality testing and fund vital invasive species control for milfoil and brittle naiad. Aside from a contribution from the Town of Wakefield for our invasive species program, these efforts are made possible entirely through your BLPOA membership dues.

Construction & Property Modifications
Before starting any work on your property, please ensure you meet the permit requirements for both the town and the BLPOA.

Town Permits: The town requires permits for new construction, remodels, additions, driveways, and specific tree removals on waterfront lots. Always consult with the town prior to beginning your project.

BLPOA Driveway Permits: To help manage snowmelt and rainwater runoff on our roads, a free permit is required before modifying an existing driveway or creating a new one. Please contact the Road Director to review your plans before moving any soil.

Community Water Supply
Fifty-one properties facing Merci Cove (primarily along Beverly Hills Dr., with a few on Gold Coast Dr., Lexington Dr., and North Desmond Dr.) are serviced by a community well.

Management & Fees: This system is independently managed by the Beverly Hills Water Association (BHWA) and a state-licensed operator. Connected properties pay a separate fee directly to the BHWA, which is not included in standard BLPOA dues.

Membership Benefits & Communications
Your BLPOA membership includes voting rights at community meetings and full access to our association beaches, park, recreation lands, and boat launch.
Additional Perks & Access:

Boat Launch Keys: Members can obtain a key by signing an agreement and providing a small key fee and refundable deposit. Full details can be found here.

Private Facebook Group: Open to members and their extended family (spouses, children, in-laws, etc.). To join, you must answer the questions and agree to the rules of the group. Your continued participation serves as your ongoing agreement to these rules.

Mailing Lists:

Members-Only List: Members who provide their email to the treasurer are automatically subscribed. We synchronize this list a few weeks before the Spring and Fall Meetings to send out meeting notices to the updated list. These updates often include financial details, voting information, community surveys, and more.
